A: Yes, our owners are licensed real estate brokers in the state of virginia.
Q: Can I reach you after hours?
Q: Can you put the money directly into my account?
A: Yes. Once you provide us with your account information we can set you up for direct deposit.
Q: Do I get to see the lease or sign it?
A: You are welcome to review our standard lease prior to signing a management agreement. Upon request we are glad to provide a copy of any ratified lease. ABR will sign the lease as the agent for the owner.
Q: Do you sell real estate too?
A: We primarily perform property management. However we are pleased to
list and represent our Owners when it comes time to sell their property.
We do offer a discount to our owners in this instance.
We are qualified and able to assist in identifying potential investment property including 1031 exchanges.
Q: How and when do I get my checks?
A: Most owners receive direct deposit by the 20th. If owners request a check by email it is normally by the 25th.
Q: How is rent collection handled?
A: All rent is due on the 1st and past due at 5:01pm on the 5th.
This is a 5 day grace period. Beyond this time period personal contact is
made and late fees are assessed. If there is insufficient response we will
contact the owner and then proceed with eviction proceedings with owner approval.
Q: How long of a lease do you sign?
A: Generally between 11 and 14 months.Anything beyond 14 months must be approved by the owner.
Q: How much security deposit do you charge the tenant?
A: Normally, if there are no unusual circumstances, the deposit is equal to one month's rent.
Q: How soon can you start managing my property?
A: We can start the process immediately. An initial informational contact is
recommended to be certain both parties are in agreement concerning goals and expectations.
Q: What type of properties do you manage?
A: Residential single family homes, townhomes and condominiums.
Q: What type of reports do I get and how often?
A: You will have 24-7 access via your online owners portal to monthly and yearly reports.

Q: Who holds the tenant security deposit?
A: Associated Brokers Realty,LLC holds all security deposits in a separate escrow account which conforms to all state and local law.
