    Because we believe so strongly in our vetting procedures and success in finding the best tenants, this guarantee certifies that the Tenant will stay for 12 months (or full initial lease period) or we will procure a qualified replacement at equal or increased rent --- for FREE(NO LEASING FEE). Exceptions would be federal military location, which is impossible to control , or if the lease is for less than 9 months.
